Online estimates are a starting point, not a price. Send me the address and I’ll look at recent comparable sales around you and give you a realistic range – free and with no obligation.
I’ll review recent nearby sales and get back to you personally. A walk-through gives the most accurate number, and I’ll suggest a time if you’d like one.
Mark works with buyers and sellers across Toronto’s west end and the Etobicoke Lakeshore – including Parkdale, Roncesvalles, High Park, Bloor West Village, the Junction, the Queensway, Humber Bay Shores, the Kingsway, Mimico, New Toronto and Long Branch – plus Port Credit in Mississauga. If your area isn’t listed, ask.
As general information: 5% on the first $500,000 of the price and 10% on the portion between $500,000 and $1.5 million. At $1.5 million or more, the minimum is 20%. Lenders can ask for more, and rules can change, so confirm with your lender. The mortgage calculator on this site shows the minimum for your price.
Beyond your down payment, plan for Ontario land transfer tax, Toronto’s municipal land transfer tax if the home is inside the City of Toronto, legal fees, title insurance and closing adjustments. First-time buyers may qualify for rebates. Use the land transfer tax calculator for an estimate and have your lawyer confirm.
Yes. Mark helps buyers and investors review pre-construction and new-construction projects, including timelines, deposits and what to ask a builder before you sign.
Request a free valuation. Mark reviews recent comparable sales near you and talks through pricing and preparation. An online estimate can’t see your renovations or condition, so a conversation or walk-through gives a more useful answer.
Book a free, no-obligation consultation. I’ll listen first, then lay out your options in plain language.
