High Park and Swansea real estate

High Park and Swansea wrap around one of Toronto's largest public parks, with Grenadier Pond, oak woodland and lake access on one side and the Humber River on the other.

Living near High Park

High Park opened to the public in 1876 and covers roughly 161 hectares, with ravines, gardens, a zoo, playgrounds and sports facilities. Streets around the park are leafy and residential, and the park is a natural backyard for people in nearby houses and apartments. Swansea, to the west, was once its own village. It runs from Bloor Street down to Lake Ontario and is bounded by High Park on the east and the Humber River on the west.

Homes in High Park and Swansea

The housing mix is broad. You will find large detached houses on hillside streets near Grenadier Pond, semis and bungalows, mid-rise and high-rise apartments, and townhouse and condo developments, including some on former industrial land. Homes beside the park and the pond tend to draw particular interest, though hillsides and ponds also bring site-specific questions about drainage, grading and conservation rules, which an inspection and a good lawyer should cover.

Getting around

High Park and Keele stations on the Bloor-Danforth subway (Line 2) serve the northern edge, and Runnymede and Jane stations are close to Swansea. The 501 Queen streetcar runs along The Queensway on the park's south side in its own right-of-way. The Gardiner Expressway, Lake Shore Boulevard and the waterfront trail are minutes away. Check ttc.ca for current service details.

Parks, shops and food

High Park is free to enter and includes Colborne Lodge, the 1837 home of John Howard, who gave the land to the city. Spring cherry blossoms draw large crowds, and the Dream in High Park theatre season runs in summer. Bloor West Village's shops and restaurants are just north, and Roncesvalles is to the east.

Schools and community

The area is served by the Toronto District School Board and the Toronto Catholic District School Board, with French-language and private options nearby. Verify catchments for any address with the board.

Buying or selling near High Park: what to check

For homes near Grenadier Pond, a ravine or a creek, ask early whether the property is near regulated land, since conservation authority rules may apply to renovations and additions. Check drainage and grading, and ask your lawyer to review the survey. Sellers near the park can highlight trails, transit and lake access, while being ready to answer buyer questions about hillside sites.

Because High Park & Swansea is inside the City of Toronto, both Ontario land transfer tax and Toronto’s municipal land transfer tax apply to purchases. Estimate your costs with the mortgage payment calculator and the land transfer tax calculator.
