Living in New Toronto

New Toronto was planned in 1890 as an industrial centre and was an independent municipality from 1913 until 1967. The numbered streets, the Lake Shore Boulevard main street and the lakefront give the neighbourhood a distinct small-town grid. Its industrial corridor north of the community has been in transition after years of vacancy.

Homes in New Toronto

Residential streets run north from the lake to Birmingham Street and are mostly smaller detached and semi-detached homes, along with low-rise apartments and newer townhomes. Lakeshore Village, between about 9th and 13th Streets north of Lake Shore Boulevard, is a co-operative housing community. Buyers should look closely at lot size, parking and renovation history, as many properties are older and some neighbourhood blocks are changing.

Getting around

TTC streetcars and buses run along Lake Shore Boulevard West, and Mimico and Long Branch GO stations on the Lakeshore West line are both nearby for trips to Union Station. Drivers have access to the Gardiner Expressway and QEW. Streetcar service on Lake Shore has been affected by construction, so check ttc.ca for current routes.

Parks, shops and food

Colonel Samuel Smith Park, a large waterfront park of about 78 hectares on the former Lakeshore Psychiatric Hospital grounds, is the neighbourhood's signature green space, with lakeside trails, wildlife viewing and open lake views. Humber College's Lakeshore Campus sits beside it. Lake Shore Boulevard has cafes, pubs, restaurants and local services.

Schools and community

Public and Catholic boards serve the area, along with the Humber Lakeshore Campus for post-secondary study. Confirm school catchments with the board. That mix of history, lakefront access and ongoing change makes New Toronto a place where it pays to look carefully at each street rather than rely on a general reputation.

Buying or selling in New Toronto: what to check

Many lots are small and many homes are older, so check what additions or secondary units may be permitted by asking the City or a professional. Look at parking, drainage and any history of renovations. The neighbourhood is changing at its edges, so ask about nearby redevelopment proposals and how they might affect traffic and noise.

Because New Toronto is inside the City of Toronto, both Ontario land transfer tax and Toronto’s municipal land transfer tax apply to purchases. Estimate your costs with the mortgage payment calculator and the land transfer tax calculator.

What is drawing attention in New Toronto

  • Redevelopment of the old industrial corridor north of the main residential area is changing the neighbourhood's northern edge.
  • Humber College's Lakeshore Campus and Colonel Samuel Smith Park draw students, walkers and nature lovers to the waterfront.
  • Proximity to Mimico GO and Long Branch GO makes the area appealing to commuters on the Lakeshore West line.

Developments and service plans change. Always confirm timelines with the City, the TTC, GO Transit, Metrolinx or the developer before relying on them.
