Parkdale real estate and homes

Parkdale sits just west of Dufferin Street between Queen Street West and Lake Ontario: a lakeside neighbourhood with Victorian streets, a busy Queen West strip and some of the closest beach access in the city.

Living in Parkdale

Parkdale began as its own village in the 1850s and joined Toronto in 1889. Today the neighbourhood feels layered: older brick semis and detached houses on the side streets, mid-century apartment buildings, and a Queen Street West strip of independent shops, restaurants and galleries. The Gardiner Expressway and rail corridor separate Parkdale from the Sunnyside waterfront, but the crossings and the waterfront trail make the lake an easy walk or bike ride.

Homes in Parkdale

Expect a wide mix. Many side streets are lined with Victorian and Edwardian houses, some of which have been divided into several units over the decades. Parkdale also has a higher-than-average share of rental housing, including apartment buildings from the 1950s to the 1970s. Condo and loft options sit close by in Liberty Village and along King Street West. That variety gives first-time buyers, downsizers and investors different ways in, but multi-unit and tenanted properties come with extra rules, so it pays to get advice on zoning and tenancy before you make an offer.

Getting around

The 501 Queen and 504 King streetcars run through the area, the 29 Dufferin bus links to the Bloor-Danforth subway and the waterfront, and Exhibition GO Station on the Lakeshore West line is close to Dufferin Street for trips to Union Station or out to Mimico, Long Branch and Port Credit. Service patterns change during construction, so check ttc.ca and gotransit.com before you commute.

Parks, shops and food

Sunnyside Beach, the waterfront trail and the historic Sunnyside Bathing Pavilion are a short trip south. Inside the neighbourhood, parkettes are small, and High Park and Sorauren Park are nearby for bigger green space. Queen Street West between Roncesvalles and Dufferin is the main food and shopping strip, with more cafes, bakeries and restaurants along King Street West around Dufferin.

Schools and community

Parkdale is served by the Toronto District School Board and the Toronto Catholic District School Board, plus French-language and private options. School boundaries change, so confirm the catchment for any address with the board before you rely on it.

Buying or selling in Parkdale: what to check

If a property has several units, ask your lawyer to confirm the legal number of units, the current tenancy and any past permits. Selling a tenanted property in Ontario involves notice rules under the Residential Tenancies Act. For renovated Victorian homes, ask for documentation on permits and for a thorough home inspection, since older wiring, plumbing and foundations are common in this age of housing. Sellers often benefit from showing off period details and the walkable location.

Because Parkdale is inside the City of Toronto, both Ontario land transfer tax and Toronto’s municipal land transfer tax apply to purchases. Estimate your costs with the mortgage payment calculator and the land transfer tax calculator.

What is drawing attention in Parkdale

  • The Sunnyside waterfront, including the 1920s Sunnyside Bathing Pavilion, remains the area's best-known draw, especially in summer.
  • Queen Street West continues to be the neighbourhood's main street for independent shops and restaurants.
  • Exhibition GO Station on the Lakeshore West line gives quick access to Union Station and the Lakeshore corridor.

Developments and service plans change. Always confirm timelines with the City, the TTC, GO Transit, Metrolinx or the developer before relying on them.
