Roncesvalles Village real estate

Roncesvalles Village, known as Roncy, is built around Roncesvalles Avenue, a walkable stretch of bakeries, delis, cafes and independent shops running from Queen Street up to Dundas Street West, with High Park just to the west.

Living in Roncesvalles

The neighbourhood is known as the centre of Toronto's Polish-Canadian community, and you can still see that in the delis, bakeries, restaurants and St. Casimir's church along the avenue. Over the years it has also drawn young families and professionals, which gives the main street a mix of long-standing shops and newer cafes. Its tree-lined side streets are quiet, and High Park and the lakefront are a short walk away.

Homes in Roncesvalles

Housing is mostly brick semi-detached and detached houses from the late Victorian and Edwardian periods, plus some low-rise apartments and condos above or near the avenue. Several former industrial buildings near Sorauren Avenue have been converted into lofts. Laneways and garages are common on the side streets, and renovated period homes sit beside unrenovated ones, so inspections and renovation budgets matter.

Getting around

The 504 King streetcar runs along Roncesvalles Avenue, and the 501 Queen streetcar meets it at the southern end. Dundas West and High Park stations on the Bloor-Danforth subway are within reach on foot, bike or by transit, and the Gardiner Expressway and The Queensway are close for drivers. Check ttc.ca for current routes, since construction and detours do come up.

Parks, shops and food

High Park is the big green space on the western edge, with Grenadier Pond, trails and gardens. Sorauren Park hosts a farmers' market on Mondays, and Revue Cinema, a long-running neighbourhood cinema, anchors the avenue. The Roncesvalles Village BIA organizes seasonal events, including the Roncesvalles Polish Festival each September.

Schools and community

Public and Catholic school boards both serve the area, and French-language and private schools are reachable too. Confirm the catchment for any address directly with the board.

Buying or selling in Roncesvalles: what to check

Period semis often have narrow lots, shared walls and rear laneway garages. Ask about garage and laneway access, any underpinning or basement work, and whether renovations were permitted. For sellers, a pre-listing inspection and careful presentation of original details tend to matter in older homes, and timing around local events can affect traffic and parking on showing days.

Because Roncesvalles is inside the City of Toronto, both Ontario land transfer tax and Toronto’s municipal land transfer tax apply to purchases. Estimate your costs with the mortgage payment calculator and the land transfer tax calculator.
