Living on the Queensway
The Queensway is both a road and the name of the Queensway-Humber Bay area in Etobicoke. East of the Humber River it was built in the 1950s with the Gardiner Expressway and has a central streetcar right-of-way. West of the river, large-format stores and a regional shopping centre give the corridor a retail focus, with quiet residential streets set back from the main road.
Homes along the Queensway
Housing near the Queensway ranges from 1950s bungalows and split-levels to mid-rise and high-rise apartment and condo buildings, with newer towers closer to Humber Bay. Because the street is a major arterial, location relative to the road matters: homes on side streets often feel very different from those facing traffic. Buyers should check noise, parking and nearby development plans before making an offer.
Getting around
The 501 Queen streetcar runs along The Queensway in a dedicated right-of-way to Humber Loop and on toward Long Branch. St. Joseph's Health Centre is near the eastern end of the corridor. Drivers have quick access to the Gardiner Expressway, Lake Shore Boulevard and the QEW. Streetcar patterns shift during track work, so check ttc.ca.
Parks, shops and food
Sherway Gardens, a large indoor mall, and the big-box retail around it are the main shopping destinations. A cinema, restaurants and home stores sit along the corridor, while the waterfront trail and Humber Bay Park are a short ride south. High Park is a short distance east.
Schools and community
Public, Catholic and French-language boards serve the area, along with private schools nearby. Confirm catchments for any address.
Buying or selling on the Queensway: what to check
Compare homes facing the arterial road with those on quiet side streets, and visit at different times of day to judge noise and traffic. For condos and apartments, review the status certificate. Large redevelopment proposals, such as the Sherway Gardens lands, can affect future views and traffic, so check the City's development application listings for properties near the proposed sites.
Because The Queensway is inside the City of Toronto, both Ontario land transfer tax and Toronto’s municipal land transfer tax apply to purchases. Estimate your costs with the mortgage payment calculator and the land transfer tax calculator.
What is drawing attention on the Queensway
- In July 2026, Toronto City Council approved an Official Plan Amendment for the Sherway Gardens lands at 1233 to 1255 The Queensway, enabling mixed-use development, new streets and two public parks. Zoning and site plan approvals for the towers are still to come.
- A revised first phase proposed by Cadillac Fairview and DiamondCorp includes four mixed-use towers, with condo and rental homes, and remains subject to further approvals.
- Streetcar track and intersection work on the 501 route has changed service patterns at times, so check TTC notices for current service.
Developments and service plans change. Always confirm timelines with the City, the TTC, GO Transit, Metrolinx or the developer before relying on them.
