Toronto home buying tools & calculators
Plan your purchase with a Canadian mortgage payment calculator and an Ontario + Toronto land transfer tax calculator. Both run privately in your browser – nothing you type is sent anywhere. Thinking of selling? Request a free valuation below.
Mortgage payment calculator (Canada)
Uses Canadian conventions: fixed-rate mortgages compound semi-annually, variable-rate lenders often compound monthly. The values below are examples – enter your own price and your lender’s quoted rate.
Minimum down payment & insurance rules (general information)
In Canada the minimum down payment is 5% of the first $500,000 of the price plus 10% of the portion from $500,000 up to $1.5 million; homes at $1.5 million or more need at least 20% down. With less than 20% down, the mortgage must be insured against default and the premium (about 2.8% to 4% of the loan, plus 0.20% if the amortization is over 25 years) is normally added to the mortgage. Ontario charges 8% PST on that premium, payable at closing. Insured mortgages generally have a 25-year maximum amortization, with 30 years allowed for first-time buyers and new-build purchases. Lenders also check that you qualify at a higher “stress test” rate. These rules are set by the federal government and lenders and can change – confirm with your lender or mortgage broker.
Estimate only. This calculator is general information, not mortgage advice or an offer of credit. Your lender’s figures will differ. It excludes property tax, insurance, condo fees and closing costs.
Ontario & Toronto land transfer tax calculator
Estimate the land transfer tax on a purchase in Ontario, including Toronto’s separate municipal tax and first-time buyer rebates. Rates as of 2026-10-16 (Toronto and Ontario schedules in effect since April 1, 2026).
Estimate only – verify with your real estate lawyer. Rates, thresholds and rebate eligibility are set by the Province of Ontario and the City of Toronto and can change. This estimate excludes legal fees, title insurance and other closing costs, and does not check whether you actually qualify for a rebate. Official sources: Ontario land transfer tax and Toronto MLTT.
